Gold Coast Home Maintenance Guide for Autumn 2021

Autumn is right around the corner, which means the Autumn home maintenance season starts now.

Now is the time to get outside and check the exterior of your home before winter arrives. Here are our top tips for Gold Coast home maintenance during Autumn:

Inspect Your Roof and Guttering

As the Gold Coast is typically impacted by Summer storms, Autumn is a great time to check your roof. Look for any cracked tiles, gaps or damage which could allow water to seep in. 

Whilst you are inspecting your roof, take a look at your gutters. Could they use a clean before winter? Is there built up dirt and debris? Or is now the time to get a quote for gutter replacement? 

Overflowing gutters can result in internal leaks and damage to your property. If you have a two storey property or external box gutters, give us a call at Maintenance Guys Constructions to inspect these safely and check for leaks. 

The cost of repairing a small leak now is tiny in comparison to a larger leak and internal water damage later down the track. 

Check Your External Walls and Surfaces

Visually inspect the external walls of your home for any cracks or damage. Look at the airflow holes in brickwork and rendered surfaces to make sure they are not clogged or covered. 

Pressure clean external walls, paving, concrete and driveway and look for any signs of cracking. If moisture seeps under cracks, it can cause them to enlarge, costing you more in the long run for repair.

Timber Deck Maintenance and Repair

Autumn is a fantastic time to maintain your timber deck. Apply decking oil or stain will refresh your deck after the Summer heat and help protect the timber from any Winter rain. When Spring arrives, your deck should need no more than a quick tidy up and you can get back to outdoor living during the warmer months. 

Before you start oiling your deck, visually inspect all timber and piers for any signs of damage or wear and tear. Don’t forget your handrails and stairs as well. How much maintenance you will need to do on your deck will depend on the materials it is constructed with. 

It is especially important to be vigilant with checking treated pine decking, as this typically requires more maintenance than hardwood timbers. If you have timber furniture outside, give these an oil as well whilst you’re at it.

If you’ve experienced recent rain, make sure your deck has dried out before applying any oil or stains. You may find there are bubbles that appear in the stain from moisture in the timber if it is not completely dry.

Clean Your Air Conditioning and Test Your Heating

The humidity on the Gold Coast means most of us have our air conditioners running regularly throughout Summer. Autumn is the perfect time to clean air conditioner filters, and test the heating function on your air con. Consider a service of your air conditioner if it has been some time since you have had this done.

Don’t wait until Winter to test the heating. Plan ahead and make any necessary repairs now so you are warm and comfortable when the cooler weather hits.
